La Quinta: Under $2 Million

Where the entry point to La Quinta’s private golf communities actually is — condos, fairway villas and older resale — and what to check before buying at this price band.

Under $2 million is the entry band for La Quinta's private golf communities, and it is a wider band than most buyers expect. It covers everything from one-bedroom condos to well-kept single-family homes in the older neighborhoods, and the right answer depends less on budget than on what the buyer wants the home to do — winter residence, full-time home, rental-capable second home, or a first step into a club with a view to trading up later. Most of the inventory in this band is at PGA West. Its older northern sections hold a stock of one- and two-bedroom condos and fairway villas that is unusual for a private golf community anywhere in the Coachella Valley, and its late-1980s and 1990s single-family neighborhoods add resale homes that sit comfortably under the threshold. La Quinta Country Club's surrounding neighborhood — mid-century originals, 1970s and 1980s Spanish-Mediterranean homes, and recent remodels — also contributes, and it offers something no southern community can: walking distance to Old Town and the Cove. The Tradition, with its late-1990s and early-2000s single-family homes and mature landscaping, occasionally has inventory in this band as well. What the band generally does not include is Madison Club, The Quarry or The Hideaway, where custom estates on large lots trade at the top of the La Quinta market, or the newer custom phases of Andalusia. Three things deserve attention at this price point. First, the club economics: in this band the membership cost can be a meaningful fraction of the home price, so confirm the initiation deposit, dues and any transfer fee before you decide the home is affordable — and whether the community offers a social-only or non-resident tier if you do not intend to play daily. Second, the building itself: condos and villas from the 1980s and 1990s carry HOA reserves, roofing and plumbing histories that are worth reading closely, and HOA dues in attached housing can be substantial because they often cover exterior maintenance, landscaping and community amenities. Third, rental rules: buyers who plan to offset costs with seasonal rental income need to verify both the HOA's rules and the City of La Quinta's short-term-rental regulations before committing. Frequently asked

Can you buy a home in a La Quinta private golf community for under $2 million?
Yes. PGA West’s condos, fairway villas and older single-family neighborhoods make up most of this band, with additional inventory around La Quinta Country Club and occasionally at The Tradition.
Which La Quinta golf communities are generally above $2 million?
The Madison Club, The Quarry and The Hideaway are custom-estate communities that trade at the top of the La Quinta market. Newer custom phases of Andalusia also generally sit above this band. Verify current pricing with a licensed professional.
What are the typical property types under $2 million?
One- and two-bedroom condos, fairway villas, and resale single-family homes from the late 1980s through early 2000s.
Do HOA dues differ between condos and single-family homes?
Generally yes. Attached housing HOAs often cover exterior maintenance, roofing, landscaping and shared amenities, so dues are typically higher than for detached homes. Read the HOA budget and reserve study for any specific property.
Can I rent out a La Quinta golf home seasonally?
It depends on both the HOA’s rules and the City of La Quinta’s short-term-rental regulations, which have changed over time. Confirm both before counting on rental income.
