The Madison Club Homes for Sale
Large lots, a single design code, an invitation-only equity club. What defines Madison Club real estate and who it fits — and who it does not.
The Madison Club sits at the southern edge of La Quinta, off Madison Street, on land that was raw desert and citrus groves before the community opened in the mid-2000s. Its Tom Fazio course is one of his more restrained Coachella Valley routings — wide fairways, generous lake margins, and view corridors that frame the Santa Rosa Mountains to the south and the Coral Reef range to the north. But the course is only half the story. Madison was designed from the start to be small, architecturally cohesive and private, and the real estate reflects every one of those choices. Lots are large by Coachella Valley standards — typically a third to more than half an acre, with estate-scale parcels along the southern boundary. There is no condo or villa stock. Every home is a custom build, most designed by established Coachella Valley architects and completed since the late 2000s, and all of them work within a single design code that keeps the streetscape cohesive. The dominant language is contemporary California and modern Spanish-Mediterranean. The result is a community that reads as one deliberate piece of architecture rather than an accumulation of individual decisions, and that consistency is a significant part of what buyers are paying for. Membership is equity and historically by invitation. The club has never marketed itself publicly the way larger Coachella Valley operations do, the roster is not published, and a serious candidate should expect to be sponsored by an existing member and vetted. Day play for non-members is essentially non-existent. We do not publish initiation or dues figures for Madison because we have not independently verified current numbers and they are not public. Madison sits at the highest price tier of La Quinta's seven private clubs. Its owners are overwhelmingly seasonal — second or third residences for people whose primary addresses are in coastal California, the Bay Area or out of state — and the community is markedly quieter in summer. Within La Quinta it is most often compared to The Quarry (also Fazio, smaller, more vertical) and The Hideaway (Dye and Clark, mid-size, 36 holes). It is not the right fit for everyone. A buyer who wants a deep social calendar, family programming or resort-style amenities belongs at PGA West, La Quinta Country Club or, to a degree, Andalusia. Madison's defining quality is privacy, and everything about the real estate — the lot sizes, the architectural discipline, the closed membership — serves it. Current Madison Club listings are handled by our licensed California real-estate partner — ask and we'll connect you. Resale volume is low in a typical year, so buyers with a specific brief often work with a licensed partner who can surface off-market opportunities.
Frequently asked
- What kind of homes are at The Madison Club?
- Custom estates only — no condos or fairway villas. Lots typically run from a third to more than half an acre, with larger estate parcels on the southern boundary. Architecture is contemporary California and modern Spanish-Mediterranean under a single design code.
- Who designed the golf course at The Madison Club?
- Tom Fazio. The routing emphasizes wide fairways, lake margins and framed mountain views, and stretches over 7,200 yards from the back tees.
- Can I join The Madison Club if I buy a home there?
- Membership is equity and historically by invitation, with sponsorship by an existing member and a vetting process. Buying a home does not guarantee membership. Verify current membership status directly with the club.
- How does The Madison Club compare to The Hideaway or The Quarry?
- Madison is the newest and highest-priced of the three, with the largest lots and the strictest architectural code. The Quarry (also Fazio) is smaller and built around dramatic quarry topography; The Hideaway offers 36 holes by Pete Dye and Clive Clark behind one gate.
- Is The Madison Club a good fit for families or full-time residents?
- Its owners are predominantly seasonal and the club’s emphasis is privacy rather than programming. Buyers who want an active social calendar or junior programs usually look at PGA West, La Quinta Country Club or Andalusia.
- Is La Quinta Golf Lifestyle affiliated with The Madison Club?
- No. We have no formal affiliation with the club. We partner with California-licensed real-estate professionals who specialize in La Quinta’s private communities.
