PGA West Homes for Sale
Condos to estates, six courses, multiple membership tiers. How PGA West’s neighborhoods differ and what to know before buying in La Quinta’s largest golf community.
PGA West is La Quinta's largest golf-real-estate community and one of the largest in the United States. It opened in 1986, spans both sides of Madison Street, and contains six 18-hole courses by four architects — Pete Dye, Jack Nicklaus, Greg Norman and Tom Weiskopf — with three private and three carrying resort access. For a buyer, the consequence is simple: PGA West has the widest price band, the most varied housing stock and the most flexible membership structure of any single address in La Quinta. The housing stock runs from one- and two-bedroom condos in the older northern sections to fairway villas, resale single-family homes from the late 1980s and 1990s, and custom estates on large lots on the southern side. The entry point is a genuine Coachella Valley anomaly: well-kept condos inside a private golf gate at prices that newer private communities in the valley simply do not offer. That entry band is why PGA West is so often a first golf-community purchase, and why a large share of its owners are snowbirds and seasonal families rather than full-time residents. Because the community is so large, the neighborhood matters as much as the community. Homes near the Stadium Course — Pete Dye's tournament venue, host of The American Express — sit in the most event-active part of PGA West. Neighborhoods around the private Nicklaus and Weiskopf courses are quieter. The southern estate sections have the largest lots and the most open mountain views. Proximity to a clubhouse, to a resort course with daily-fee traffic, or to a tournament corridor changes the daily experience materially, and it is worth walking the specific street rather than judging the community as a whole. Membership is the other variable. PGA West has historically offered multiple tiers — resident and non-resident, social-only, and full golf with varying access across the six courses — and the structure has evolved through ownership changes. We do not publish current initiation or dues figures because they move; verify directly with the club. The practical point is that PGA West can accommodate a buyer who wants weekday-only access, one who wants tournament-grade golf, and one who simply wants the social calendar. No other La Quinta club offers that range. The trade-off for all of this is scale. PGA West has daily-fee play, hotel guests, a Tour event and an operational footprint that Madison Club, Hideaway, Quarry and Andalusia do not. For some buyers that energy is exactly the point. For others it is the reason to look at the smaller clubs. Either way, it is the defining characteristic.
