La Quinta: Over $5 Million

The estate tier of La Quinta golf real estate — Madison Club, Hideaway, The Quarry and PGA West’s southern estates — and how privacy, architecture and club structure differ.

Above $5 million, La Quinta golf real estate becomes a market of custom estates, and the buyer is choosing between four or five very different expressions of the same idea: a large lot, an architect-designed home, a private club, and the Santa Rosa Mountains in the frame. The Madison Club defines the tier. Lots run from a third to more than half an acre, with estate parcels on the southern boundary; every home is a custom build under a single design code; the Tom Fazio course is view-framed and lightly played; and the membership is equity, by invitation, and unpublished. Madison sits at the highest price tier of La Quinta's seven clubs and its owners are overwhelmingly seasonal. Its product is privacy. The Hideaway's estate homes — particularly the original Pete Dye-side lots — sit in this band as well. Hideaway offers what Madison does not: 36 holes behind one gate, with Dye's strategic course and Clive Clark's more playable routing side by side, and a membership that skews toward active golfers rather than lifestyle members. The architecture leans contemporary California with Spanish-Mediterranean accents, and lot sizes vary more than at Madison. The Quarry at La Quinta is the smallest of the estate communities, built by Fazio through and around the walls of a former rock quarry. The topography is the signature — vertical, rock-close, unlike anything else in the valley — and the membership cap is among the tightest in the Coachella Valley. Homes are 1990s-to-2000s vintage with a strong recent renovation wave, and resale counts are routinely in the single digits per year. PGA West's southern estate sections round out the tier with large lots, open mountain views and a fundamentally different context: a community with six courses, multiple membership tiers, a Tour event and resort-scale amenities. For a buyer who wants an estate home and a busy club calendar, it is the only option in La Quinta that provides both. Andalusia's largest custom homes may also reach this band. At this level the decision is rarely about the house. It is about the design code and what it permits, the club's membership structure and how it treats a new owner, the resale liquidity of a community that turns a handful of homes a year, and how the property functions when the owner is not there — security, maintenance, and the seasonal rhythm of a community that empties in summer. Many transactions in this tier happen off-market through licensed agents who know the communities personally, and the value of that relationship is hard to overstate. We do not publish price statistics or club fees on this page. Our licensed California real-estate partner can pull inventory over $5,000,000 and surface off-market estates — ask and we'll connect you. Frequently asked

Which La Quinta golf communities have homes over $5 million?
Primarily The Madison Club, The Hideaway, The Quarry at La Quinta and the southern estate sections of PGA West. Andalusia’s largest custom homes may also reach this tier.
What is the most exclusive golf community in La Quinta?
The Madison Club is generally considered the most private and highest-priced, with an invitation-only equity membership, large lots and a single architectural code. The Quarry has one of the tightest membership caps in the Coachella Valley.
How is estate real estate at PGA West different from The Madison Club?
PGA West’s estate lots sit inside a large community with six courses, resort play, a Tour event and multiple membership tiers. Madison is small, member-and-guest only, and organized around privacy.
How often do estate homes come to market in La Quinta?
Slowly. Communities like The Quarry and The Hideaway see single-digit resale counts in a typical year, and many estate transactions occur off-market through agents who know the communities.
Do estate buyers need to join the club?
Rules vary by community. In most, the club and the HOA are separate entities and membership is a separate application. In invitation-only clubs, buying a home does not guarantee membership. Verify directly with the club.
Is La Quinta Golf Lifestyle affiliated with any of these clubs?
No. We have no formal affiliation with any private club referenced on this site. We partner with California-licensed real-estate professionals who specialize in La Quinta’s estate communities.

Current La Quinta listings, private showings, and buyer representation are provided by a licensed California real-estate professional. Tell us what you’re looking for and we’ll connect you. Estimate only — verify with a licensed California real-estate professional before transacting.
