La Quinta: New Construction

Where new golf homes are actually being built in La Quinta, what "new" means in a community that opened in 1986, and how new-build buying differs from resale.

New construction in La Quinta's private golf communities is more limited than in the newer master-planned developments elsewhere in the Coachella Valley, and it is concentrated in specific places. Understanding where the buildable ground is — and what "new" means in a community that has been developing since the 1980s — saves buyers a great deal of time. The strongest new-build activity is at Andalusia Country Club and in the southern portions of PGA West. Andalusia opened in the mid-2000s and has continued releasing lots in phases; its architectural code is tightly controlled, so new homes there read as part of a single design language — modern Spanish-Mediterranean with contemporary California influences in the later phases. The southern side of PGA West has estate-scale lots where custom homes continue to be built, alongside the community's much older condo and villa stock on the northern side. The Madison Club also has remaining custom lots, and new homes there are designed by established Coachella Valley architects to a strict single design code on large parcels. The Hideaway, The Quarry, The Tradition and La Quinta Country Club are essentially built out; "new" in those communities usually means a substantial renovation or a tear-down and rebuild on an existing lot, both of which are common and worth considering as a route to a new home in a mature streetscape. Buying new in a La Quinta golf community differs from resale in three ways. First, the timeline: a custom build in a community with an architectural review process can run well beyond a year from lot purchase to occupancy, and the review process itself — palette, height, setbacks, landscape — is rigorous by design. Second, the membership question: buying a lot does not confer club membership, and in some communities new-lot buyers are expected to join. Ask before you commit to the lot. Third, the cost structure: in addition to the lot and build, budget for HOA assessments during construction, landscape requirements, and in some cases a club capital contribution. There is also a middle path: recently completed spec homes built by developers on remaining lots. These trade the customization of a ground-up build for a shorter timeline, and they appear in the resale inventory rather than as "new construction" in the strict sense. Our licensed California real-estate partner can identify new-construction homes and available lots — ask and we'll connect you. The Andalusia and PGA West community pages carry the most relevant context, and The 2026 La Quinta Golf Buyer's Guide covers the build-versus-buy decision.

Frequently asked

Where is new construction happening in La Quinta golf communities?
Primarily at Andalusia Country Club, which continues to release lots in phases, and on the southern estate lots of PGA West. The Madison Club also has remaining custom lots. The other La Quinta clubs are largely built out.
Can I buy a lot in a La Quinta golf community and build later?
In communities with remaining lots, yes, subject to the community’s architectural review process and any build-by requirements. Check the specific community’s rules, which vary.
Does buying a new-construction lot include golf membership?
Not automatically. In most communities the club is a separate entity. Some communities expect or require lot buyers to join. Confirm with the club before purchasing.
How long does a custom build take in a La Quinta golf community?
Timelines vary, but the architectural review process, desert construction seasonality and custom finishes commonly push projects beyond a year from lot purchase to occupancy. Your builder and the HOA’s architectural committee can give a realistic estimate.
Is a renovated home in a built-out community a reasonable alternative to new construction?
For many buyers, yes. The Hideaway, The Quarry, The Tradition and La Quinta Country Club have seen significant renovation waves, and a renovated home offers mature landscaping and an established streetscape that new phases cannot.
